After you’ve found the right home, you should work with your agent to craft an offer that meets your needs. The seller may respond with a counteroffer or accept or reject your initial offer. If your offer is accepted, your agent will open an escrow account and deposit your earnest money, which is a good faith deposit to demonstrate your commitment to purchasing the home.

4. Home Inspections and Negotiating Repairs

Once your offer is accepted and the earnest money is deposited, you should proceed with inspections of the property. If issues are identified, you can work with your agent to negotiate repairs with the seller. It’s important to carefully review all documents and reports related to the property to ensure that there are no surprises or issues that could affect your purchase. Your lender will arrange for an appraisal, and will forward all necessary documents to the escrow company to facilitate a smooth and timely closing process.

5. Sign Documents

As you near the end of the home buying process, you’ll need to sign various documents at the escrow office to finalize the sale. Additionally, you’ll need to provide your down payment in the form of a cashier’s check. This step is crucial to completing the purchase of your new home.

After you’ve signed all necessary documents and provided your down payment, your lender will review the paperwork and transfer the funds to the seller. This will complete the sale process. The sale will be officially recorded through the county Recorder’s Office to ensure that all necessary legal requirements are met.

A multiple listing service (MLS) is a database created by cooperating real estate brokers in a particular region to provide information about properties that are for sale. This arrangement benefits both the listing and selling brokers, who are able to consolidate and share information, as well as share commissions. Essentially, an MLS is a tool that allows real estate professionals to work together more efficiently and effectively, making it easier for buyers to find the perfect property and for sellers to connect with interested buyers.

In Wisconsin, when a home is listed as pending, it means that the seller and their agent are confident that the sale has successfully passed major hurdles and is on its way to closing. It indicates that all of the provisions on a contingent property were met and the sale is currently being processed.
It’s worth noting that there are three types of pending statuses:
The Taking Backups status indicates that although the real estate listing is pending, the seller is still showing the property and accepting backup offers. Short Sale indicates that the property is going through the short sale process with the mortgage holder, and it’s likely that the property is further along in the process and not accepting backup offers. Lastly, More Than 4 Months status is automatically assigned in the MLS when a listing has been pending for over 4 months. This may indicate that there are delays with the transaction or that the real estate agent forgot to update the status from Pending to Sold after closing.

To ensure that you can comfortably afford your mortgage payments, a general guideline is that your total mortgage should not exceed 28% of your pre-tax monthly income. You can calculate this by multiplying your income by 28, and then dividing the result by 100. For instance, if you earn $6,000 per month, your monthly mortgage payments should be $1,680 or less.
